Birchwood Estate: a tour of the floor plans

At Birchwood Estate, the architecture is inseparable from the landscape. Architect Kevin Ruedisueli drew on the Arts and Crafts tradition — the same Voysey-inspired vocabulary of stone, slate, and crafted detail that has defined the English countryside estate for more than a century — and translated it for the hills above the Catoctin Creek in Loudoun County, Virginia. The result is a manor that reads as both monumental and intimate, as at home among the specimen trees of the private arboretum as it is in the pages of a design archive.
The floor plans, now available for review, reveal the full scope of that vision across three finished levels and approx. 9,000 square feet of living space.
Main level: a complete residence in itself
The principal entry sequence moves through a foyer of approx. 25×10 feet before opening to a formal living room of approx. 23×28 feet — proportions that accommodate both the scale of gracious entertaining and the warmth of a working stone fireplace. The adjacent dining room, at approx. 24×17 feet, connects directly to the butler's pantry and onward to the kitchen, which at approx. 19×22 feet is arranged for serious use: island configuration, double ovens, downdraft cooktop, and a full suite of integrated appliances.

The family room, at approx. 30×24 feet, anchors the rear of the main level with views to the arboretum and direct access to the approx. 23×12 foot screened porch — a covered outdoor room that functions as a natural extension of the interior across three seasons.
Also on the main level: the primary suite. Positioned in its own wing and connected to the house by an approx. 23×14 foot breezeway, it offers a degree of separation rarely found in a home of this scale. The bedroom itself measures approx. 25×24 feet. The primary bath runs approx. 18×18 feet and is served by dual walk-in closets. The configuration allows single-level living without compromise — a meaningful distinction in an estate designed to be inhabited fully, not just occupied.
The three-car garage (approx. 38×39 feet) connects via the breezeway and is serviced by a dedicated mudroom and laundry wing.
Upper level: five bedrooms and a room with no obvious ceiling
Five bedrooms occupy the upper level, ranging from approx. 12×16 to approx. 22×20 feet, each served by dedicated or shared bath. A den of approx. 16×11 feet provides a quiet work or reading room at the end of the hall, and an approx. 6×19 foot balcony offers an elevated prospect toward the arboretum canopy and the Blue Ridge beyond.

The standout space on this level is the bonus room: approx. 16×37 feet, with its own bath and hall access. At over 590 square feet, it serves equally well as a studio, a home theater, a secondary lounge, or — given its proportions — a rehearsal or gallery space. Its function is defined by the life lived in it.
Lower level: the long view of living well
The finished lower level extends the estate's hospitality downward. A recreation room of approx. 27×23 feet anchors the entertaining sequence; the wine cellar, at approx. 22×15 feet, is positioned adjacently. An exercise room of approx. 19×16 feet and a craft room and storage area of approx. 31×35 feet complete the level, along with a full bath and mechanical systems — including the geothermal infrastructure that conditions the entire residence with efficiency appropriate to its scale.

Reading the plans together
What the floor plans communicate, taken as a whole, is intentionality. The main-level primary suite, the separation of public and private zones, the scale of the bonus room, the wine and recreation wing below — these are not accidental conveniences. They are the decisions of an architect working at the top of his craft for clients who knew exactly how they intended to live.
